We provide viability assessment for planning applications, to facilitate the negotiation of s106 terms and for appeal evidence. We have provided assessments over an 8 year period with a proven track record working on schemes from Cornwall to North Yorkshire ranging from single unit garden development through to large multi-phase residential and mixed use developments.

What we do
We are specialists in affordable housing viability assessment with an 8 year track record of reducing and on many occasions removing affordable housing obligations altogether. We provide viability reports to support planning applications and to challenge existing unviable s106 requirements, negotiate s106 terms with LA’s and we have represented clients at appeals with successful outcomes in Bournemouth, New Forest, South Downs National Park, Wokingham and Islington councils.
A viability assessment is not just about affordable housing on market sites, a viability report can also be used for a range of other development issues such as justifying a minimum site density, enabling development to fund the retention of a historic existing building or making the case a particular tenure mix on a development.

We have recently completed a viability assessment on a brownfield former mill site in the centre of Manfield providing 83 dwellings.
Since Lambeth council have introduced a policy to take financial contributions on small sites providing one unit upwards we provided viability assessments on 4 different sites through 2019 and 2020 helping developers achieve viable small developments.
S106 was instructed to provide a viability assessment on a scheme of 27 apartments in Ferndown. We provided a viability assessment that showed the site was unable to support any affordable housing the assessment was reviewed by the District Valuer and they agreed...
We provided a viability assessment on a 29 apartment waterside scheme making a case the site could not support any affordable housing or other s106 payments. The findings were agreed by the council and a zero affordable housing s106 agreement was agreed.
We have acted for a landowner client providing a viability assessment to support the location of a site in the New Forest Local Plan for 160 dwellings.
S106 was instructed to assess the viability for a scheme of 20 units in Basingstoke. We provided a viability assessment and negotiated on behalf of the owners with the council’s advisor and agreed a planning consent with no affordable housing.
