S106 was instructed to provide a viability assessment by a residential developer client for a site in Ferndown. The scheme proposed a block of 27no apartments replacing a small existing block of 8 apartments and 1 house.

We provided a viability assessment based on the existing use value of the site making a case the site was unable to support any affordable housing this was principally due to the existing use value of the site and costs of development.

The assessment report was reviewed by the District Valuer who agreed with our findings and a planning consent with no affordable housing requirement has been granted.

This saved the developer an estimated £544,000.
